Our Lives Are Defined by Opportunities....Here are a few for you!

30 years ago when I had more time than children, I used to play my guitar and write songs. I wrote one called Opportunity Knocks about the multiple opportunities I was presented with in those days. I thought it was a great tune… but perhaps because of my lack of real talent, not many people were afforded the opportunity to hear it. 

 I know many of you look forward to these emails to check out some of the opportunities I have spotted in the previous weeks. I can tell this because you tell me and inquire about some of the properties or businesses that I put forward.  However there is a saying that "Opportunities are like sunrises. If you wait too long, you miss them." — William Arthur Ward. 

Many of the opportunities for great purchases I have mentioned before have been snapped up by others. However recently I sent an opportunity to a couple of young guys looking for a building. The building wasn’t in great shape but they negotiated a 26% discount on the asking price.  What was a good deal all of a sudden became pretty amazing.  You too can turn a good deal into an amazing one by negotiating and putting in the effort (and yes it is effort to make sure the deal sticks together with bank financing, inspections and the like)  

 Here are some opportunities that might be knocking on your door this week.

Gas Station and Liquor Store Williams lake asking $2,990,000 Netting $400k in Profit.  This one just came on the market 2 days ago and I know there is quite a bit of interest in Liquor stores, This business has store sales  of $4 million a year which includes gas and snacks. The multiples seem reasonable for this type of business including the building, NDA  and probably a fair bit of due diligence required. See more details Here.

Best deal per sq foot for warehouse purchase in BC

Negotiate a great deal with owners who are motivated. 

If you want to negotiate a deal for a family business here are two with owners who are ready to work with your offers. 

Family Business Flooring Store: This is a great option for someone who loves retail and being creative. The flooring store is making money and should be financeable with a bank like BDC. The owner is ready to move and will help you learn the business. Asking Price $399K 

Get the package here

Take out Restaurant Deli. This business is doing over 600k per year and the owners are moving on. They want to sell the business for less than the price of the assets.
